Jarrett Tran is the Vice President of On-Site Management for GrandManors. He has a strong background in facility operations and management, property-level financial management, community association governance, and luxury multifamily property management.
In this position, Tran is responsible for the oversight of forty onsite staff members who provide association management services for 10,200 homes. The associations served range from single-family, master-planned communities to luxury high-rise communities.
Prior to being promoted to Director of On-Site Management, Tran was the onsite manager for Fifth and Poplar Condominiums- a 305-unit luxury condominium property with grocery-anchored retail space. At Fifth and Poplar, he managed a successful $7 Million remediation construction project that adversely impacted over 100 condominiums and numerous common areas within the property. The remediation work was the result of multiple design and construction defects, which led the association into a four-year legal battle. Highlights of his accomplishments throughout this project included obtaining a $1.5 Million line of credit during the credit crisis of 2008, managing contractors and engineers performing work on over 100 occupied living spaces, managing funds to allow completion of the project, serving as a leader for a proxy campaign that yielded an 83% approval by association members to pursue the developer in litigation, and delivering an on-time, below-budget completion of the remediation construction project after the legal dispute was settled. Before joining Fifth and Poplar in 2007, Tran worked for Camden Development as an assistant manager for another mixed-use, luxury mid-rise property in Uptown Charlotte, North Carolina- Camden Grandview. He has been in property management for over fourteen years, is a Florida-Licensed Community Association Manager, and holds the Certified Manager of Community Associations, Association Management Specialist, and Professional Community Association Manager designations. In 2012, he was named Onsite Manager of the Year by The Community Associations Institute- North Carolina Chapter.
He is a North Carolina native and has lived in Charlotte for the past 16 years, where he serves on The Board of Directors as Treasurer for The Quail Hollow East Condominium Association.
